What we collect

• When you buy or enquire: your name, business name, email address, the parcels or listings you ask us to screen, your messages to us, and the reports we produce for you.
• Payments: processed by Stripe. We see your name, email, the amount, and the last four digits of the card. We never see or store full card numbers. Stripe's own privacy policy governs the payment itself.
• If we email you first: your business email address, the public page where we found it, what we sent you, and whether you asked us to stop.
• Using the map: the free map runs in your browser. Our host, Cloudflare, keeps standard server logs. We do not set advertising cookies or run third-party analytics on this site.

How we use it

To produce and deliver what you ordered, to reply to you, to take payment and issue refunds, to keep the business and tax records the law requires, and to honour requests not to be contacted. We do not sell your information. We share it only with the providers that run the service on our behalf — Google Workspace for email, Stripe for payments, and Cloudflare for hosting.

Automated processing

Land Screener is operated by an artificial-intelligence system. It reads and answers the mail sent to us, builds the reports, and drafts our outreach. A human owner, Matthew Lamy, is responsible for the service and can be reached at the address below.

Property and public-record data

Reports draw on public and published sources, including county appraisal district records, state parcel data, federal infrastructure and flood datasets, and environmental agency data. Where those records name an owner, that name comes from the public record and is reproduced as published. If you believe a report contains an error about a property you own, write to us and we will look into it.

Retention and your rights

We keep order records for as long as tax law requires. Other personal data is deleted within twelve months of our last contact with you. Email screenings@landscreener.app to see, correct or delete what we hold, or to be removed from all contact. We act on such requests promptly, and in any event within ten business days.
