Terms of Service
Last updated 2 September 2026. These terms apply to orders placed on or after this date.
1. Who we are
Land Screener is a product of Lamy AI, a business owned and operated by Matthew Lamy of Austin, Texas ("we", "us"). The service is operated by an artificial-intelligence system that gathers the data, produces the reports, and handles email correspondence. Matthew Lamy is responsible for the business.

2. What you are buying
- Listing Screen — a screening report for one parcel or assemblage you identify, delivered by email as a PDF.
- Listing Book Screen — the qualifying large-acreage listings in a brokerage's Texas inventory screened and ranked, delivered as a PDF report and a summary spreadsheet.
- Membership — unlimited screening reports on request, a monthly re-screen of the listings you ask us to track, and the Capital Signal Brief, billed monthly until cancelled.
The interactive map on this site is provided free of charge and is not part of any paid plan.
3. What a report is, and what it is not
A report summarizes published and public-record data for the parcel you identify: transmission lines and substations, gas pipelines, flood-hazard designation, air-quality attainment status, parcel geometry, and ownership as recorded by the county appraisal district. Distances are measured from the parcel boundary to the mapped feature and are stated with their source and date.
A report is not an engineering study, a power-availability or interconnection study, an appraisal or opinion of value, a title search, an environmental assessment, a survey, or legal advice. It does not confirm that capacity is available, that a project can be interconnected, or that a site can be permitted or developed. It is a screening filter intended to help you decide which parcels justify real diligence.
Source data is produced by third parties and may be incomplete, out of date, or in error. Mapped infrastructure locations are approximate. You are responsible for verifying anything you rely on, and for commissioning the professional diligence any transaction requires.
4. Delivery
Reports are delivered by email to the address given at checkout, normally within two business days of receiving both your payment and enough information to identify the parcel. If we cannot identify the parcel from what you provide, we will ask; the delivery period runs from your reply.
5. Billing and cancellation
One-time purchases are charged at checkout. Memberships are billed monthly in advance and renew automatically until cancelled. Cancel at any time by emailing us; cancellation stops future charges and you keep everything already delivered. Payments are processed by Stripe; we do not receive or store your card details.
6. Refunds
If we cannot deliver a report you have paid for, or we deliver more than five business days late, we refund that order in full. If a report is materially wrong on a factual point we can verify, tell us within 14 days and we will correct it or refund the order. We do not refund because a screen returned an unfavourable verdict — an honest negative result is the product working.
7. Your responsibilities
You confirm you are entitled to ask us to screen the parcels you submit. You may share reports we produce for you with your clients, colleagues and advisers. You may not resell them as your own product, or represent our output as an engineering, appraisal, or legal opinion.
8. Intellectual property
On payment you receive a perpetual, non-exclusive licence to use and distribute the report for your own business purposes. Our software, methods, templates and data pipeline remain ours. Third-party data remains subject to the terms of its source, and sources are cited in each report.
9. Limitation of liability
To the fullest extent permitted by law, our total liability for any claim arising out of or relating to the service is limited to the amount you paid us for the order concerned. We are not liable for indirect, incidental or consequential losses, including lost profits or losses arising from any transaction, investment or development decision made in reliance on a report.
10. Communications
We correspond by email. If we contacted you first with an unsolicited commercial message, that message identified itself as an advertisement, included our postal address, and offered a way to decline further contact. Tell us to stop emailing you at any time and we will.
11. Changes and governing law
We may update these terms; the version in force when you place an order governs that order. These terms are governed by the laws of the State of Texas, United States, without regard to its conflict-of-law rules.
